6.0The service by the staff, the location and the complimentary parking.
− The ensuite Basin/vanity was way too small and placed in a corner with no suitable surface for placement of beauty items etc. and was for It was a handbasin for washing hands only.There was no luggage holder for a suitcase and the furniture was worn and torn. There were not enough plates, saucers and mugs for 2 people plus one of the plates was unclean and required washing. The stairwell was dirty.
Good location. Wouldn’t recommend it to anyone.

− Broken light switches, mould in the showers, leaking toilet, broken lift, uncomfortable beds, hair left in the showers, just completely run down and still requested a $200 deposit for “damage”
All-in-all, it did what it was meant to do, it provided somewhere for us to sleep.
6.0Fantastic location. Everything is easily accessible by walking or tram. Fitzroy is a great area with excellent food and drinking options.
− The room is very outdated and in need of a real spruce up! Once you get to the room, it feels like you're staying at a roadside motel.
They were very thoughtful and accommodating when we needed to adjust our stay to help a family member in nearby hospital
